445 Lake Street

The prominent downtown Wayzata Lake Street landscape changed in the 1987 with the development of the 445 Lake Street Building. With its close proximity to Downtown Minneapolis, unobstructed views of Lake Minnetonka and exquisite architectural details, tenants were flocking to lease space at this project at rates never before seen in the Midwest. It’s rare amenities of underground- heated parking, twenty-four hour card access security system and on-site support have continued to retain and attract financial institutes, medical users, and private family offices.

In 2013, NPI Management was awarded the management contract for 445 Lake Street building and hit the ground running in the first year. With the occupancy and financial strength of the building when acquired,

the focus was to improve deficient/outdated building systems to allow the building to perform at its maximum potential. With research, budgeting, and execution, NPI Management was able to plan for long-term savings of operating expenses using preventive maintenance, green initiatives and capital improvements. Tenants were able to reap the benefits of these systems in the first year and will continue to for years to come.
