One&Only Unveils a First Look at Hudson Valley Private Homes in New York
Source: Robb Report
Robb Report highlights One&Only’s Hudson Valley private homes, developed by Nolan Reynolds International (NRI), as a landmark in experiential luxury — a feature from its acclaimed real estate & design coverage.
One&Only has just shared a first look at the interiors of its Hudson Valley debut, the brand’s first East Coast project. Nestled on 21 acres in Hyde Park, about 90 minutes north of Manhattan, the development aims to reimagine resort living that’s rooted in the rustic natural landscape but elevated by One&Only’s signature service.
Slated to open in early 2028, the property will combine a 63-key hotel with 54 private villas, ranging from two to five bedrooms. Pricing starts at around $4 million for the smallest homes. Designed by Gensler Architects, each residence is envisioned as a serene retreat, with clean lines, handcrafted finishes, and natural materials that reflect the Hudson Valley’s character. Floor-to-ceiling windows and expansive terraces blur the line between indoors and out, while interiors balance modern elegance with a sense of calm. Open layouts, chef’s kitchens with top-tier appliances, wine cellars, and thoughtful detailing make every space feel intentional yet effortless.

The homes will also come with the kind of services usually reserved for hotel guests. Residents can expect everything from chef-prepared meals to having their personal belongings unpacked and in place before arrival. Hotel-level convenience becomes an everyday reality, ensuring that the resort experience extends seamlessly into private living. That sense of belonging and effortless care is at the heart of the One&Only promise.
Beyond the bricks and mortar, the project is layered with partnerships that give it a sense of cultural and culinary weight. A collaboration with the Culinary Institute of America will shape the dining program, while Clinique La Prairie’s first U.S. Longevity Hub will bring science-backed wellness directly to residents’ doors. Every detail has been designed to remove logistical burdens so that homeowners can focus entirely on how they wish to spend their time.
A Visionary Collaboration in Luxury and Wellness
The Hudson Valley retreat, developed by NRI, sets a new benchmark in the hospitality industry. By partnering with Kerzner International, operator of the One&Only brand, and the Culinary Institute of America, NRI is helping create a destination where wellness, longevity, immersive learning, and gastronomic innovation come together to enrich quality of life.
Leadership at NRI emphasizes that One&Only Hudson Valley is not only about delivering a world-class resort, but also about the strength of strategic collaborations. These partnerships make it possible to bring bold, visionary projects to life while elevating the communities and landscapes they touch.
Redefining Experiential Luxury in New York
According to NRI’s CEO, Brent Reynolds, the development is seamlessly holistic, with longevity science, culinary artistry, and architecture that celebrate the Hudson Valley’s natural beauty all working in harmony. What sets it apart, however, is the personalization: a level of service so thoughtful that every residence feels as though it was designed for one family, one guest, one life at a time.
With construction underway, One&Only Hudson Valley is shaping up as more than just the latest luxury escape. It’s a blueprint for the future of hospitality — where the lines between resort and residence are blurred, and where checking in is replaced with the ease of simply coming home.
